If it’s something urgent, you’ll also have the option to escalate through our chat service. We’ll help work out if it needs after-hours attention and guide you on how to isolate the issue in the meantime—keeping both you and the property safe.

What Counts as an Urgent Repair?

Some issues just can’t wait. If you’re experiencing any of the following, please log it as an urgent repair and escalate straight away:

  • A burst water service

  • Blocked or broken toilet (if there’s no other usable toilet in the property)

  • Serious roof leaks

  • Gas leaks

  • Dangerous electrical faults (e.g. sparking, exposed wires, power outages in wet areas)

  • Flooding or serious flood damage

  • Storm or fire damage

  • Failure or breakdown of essential services:

    • Water supply

    • Hot water service

    • Cooking facilities (stove/oven not working at all)

    • Heating or cooling provided with the property

  • A serious fault that makes the property unsafe or insecure (e.g. broken front door lock, smashed external window)

  • Any safety risk (like a collapsed ceiling or structural issue)
